Construction Drawings
The following are four examples showing construction drawings of home additions. There is a variety of size and scope showing the before and after of the proposed plan.
Computer generated 3D renderings aid in visualizing the two dimensional floor plans. Preliminary drawings provide an idea of cost for the total project and can assist in having a zoning variance granted.

Hillside Addition
These are finished architectural drawings showing a before and after plan of a secondary residence.
Client wants to renovate and re design majority of Main Floor and add a Second Floor to the west wing of the home. On the Main Floor the focus is on the Kitchen / Prep Kitchen area and its relationship and openness with the Great Room, Hearth Room, and Dining Room. The entire Second Floor is to be a Master Suite with a Bath, Walk-in-Closet, Storage, Office, Sitting Room, and Lake Overlook Room.
A two year time frame for design and complete architectural drawings.

Lakefront Addition
This is a before and after Preliminary Architectural Drawing.
Client wants to add an attached Garage and Utility Room off the Kitchen. Kitchen will be re-designed. Also requested is a covered gable roof at entry of home. On second floor a Master Suite with a Walk-in-Closet, Bath, and a Sitting room will be constructed over the existing Sun Room. A cantilevered Deck will be built next to the Sitting room. Existing Bed Room #1 will be converted to a Master Bath.
Client is going for a Zoning variance and Preliminary Drawings with 3D exterior views (before & after) will aid very nicely in a variance being granted.
Time frame is to be approx. 2 months from inception to final architectural drawings.

Family Room Extension
Client wants a Family Room addition (12’ x 22’) to double the size of the existing Family Room. The addition projects 12’ into the rear yard and 22’ across. A Kitchen re-design is requested that extends into the existing Dinette. Amenities include a fireplace w/flanking bookshelves and entertainment center,
trapezoid windows on rear wall and breakfast bar between Kitchen & Family Room.

Main Floor Plan Master Suite
Client wants a main floor Master Suite and a Family Room extension. The existing second story Master Suite will serve as guest quarters. This plan will occur at the rear of the home and will surround the existing Dinette which will need to be re-designed. The existing Dining Room will be converted to the Master Bath and Walk-in-closet. The simplicity of plan design and roof construction is very encouraging and lends itself
to an affordable project.
A three month time frame for complete architectural drawings.
